Why Winter Is the Strategic Season for Fall Protection Inspections

Why Winter Is the Strategic Season for Fall Protection Inspections 1

Although we have faced a very strong and hard winter here in NY and NJ, we have not stopped working! That’s why we want to highlight that now is the right moment for the inspection and certification of fall protection and facade systems before spring begins. As property managers prepare budgets and schedules for spring cleaning and repairs, getting everything on track now ensures a safe workflow and avoids any last-minute delays or compliance concerns.

At Thompson Exterior Services, we believe safety is not just a requirement—it’s a core value. Waiting until the first day of a scheduled project to discover that a fall protection or suspended-access system is non-compliant is more than a delay; it’s a serious liability.

The Hidden Risk Behind “Passable” Roof Anchors

Many systems, including roof anchors (common in NJ and CT) or Building Maintenance Units (BMUs) and swing stages (standard in NYC), can look perfectly safe at first glance. But a casual observation isn’t enough. During our hands-on inspections, we often find:

  • Davits and parapet clamps that are worn or damaged.
  • Corrosion hidden in lifeline systems and tie-back points.
  • Components that look intact but fail when subjected to load or operational testing.

To ensure absolute safety, we use calibrated tools like Chatillon WT12 Dynamometers to conduct pull tests on certified anchorage points. These tests apply a controlled tension of up to 5,000 lbs to verify the system can support a worker. If a component fails, it is immediately tagged “DO NOT USE”to prevent a potential catastrophe.

Why Waiting Is a Risk

Postponing fall protection inspections until the start of the busy season often leads to avoidable problems:

  • Project Delays: Exterior work is legally prohibited if systems aren’t certified. A failure found mid-season can halt a project immediately.
  • Legal & Liability Risks:Owners are responsible for providing compliant systems; missing documentation increases your exposure if an accident occurs.
  • Repair Bottlenecks: During peak season, specialized labor and equipment are in high demand, making repairs slower and more expensive.

Proactive Planning Starts Before the Busy Season

Winter provides a strategic window to evaluate your systems while exterior work is limited. Finding deficiencies now allows you to make corrections without disrupting your spring operations or Local Law compliance schedules. In an industry where documentation and planning are everything, proactive inspections ensure a safer environment for every trade that relies on rooftop access.
